Do ‘Yuno’ if your Property is Compliant?


I know whether my property falls under Mandatory, Additional, Selective or Short-Term Let licensing or Short-Term Let, Article 4 HMO or Sui Generis HMO Planning.

I have checked for new local licensing and Planning schemes introduced in 2025, and I am 100% sure I don't need either.

My property is not shared by 3 or more unrelated people, OR I already have the correct HMO licence.

I’ve reviewed the layout of the property and fire escape routes to ensure they meet current HHSRS and fire safety standards.


The property has a valid EPC rating of E or higher, and I am aware of future EPC proposals to increase to C Rating and what I am going to do about it.

Gas safety and electrical inspection certificates are up to date and accessible.

I have a Fire Safety Risk Assessment as I am running an HMO or have common parts.

I know if I meet the requirements for the Building Safety Act and Fire Safety changes introduced over the last few years.

I have fire doors - I have had them installed, inspected and tested by an accredited company on a regular basis, as per legislation.

I have installed Smoke and CO detectors in accordance with the latest rules and in licensed properties, and I know I meet the British Standards and conditions where applicable.

I understand and comply with the Fitness for Human Habitation Act and all HHSRS.

I know my UPRN (Unique Property Reference Number), so future-proof compliance against it (or I know what this is).
