PermOasis Retreat Founding Homestead Application

The first five founding households will help shape the land, culture, economy, and future of PermOasis Retreat for decades to come.

This application begins a mutual review.

PermOasis Retreat will be considering whether your household could strengthen the founding group.

Your household should be deciding whether the realities of PermOasis Retreat still make sense after the vision has been examined carefully.

Before You Begin

This application should be completed only after every participating adult in your household has reviewed the current Founding Five Information Package.

The package explains:

- What the $95,000 Founding Homestead Commitment is intended to include.

- The approximately five-acre private homestead offering.

- The intended 5% stock equity position.

- The phased development strategy.

- Financial safeguards and lawyer-directed funding.

- Household responsibilities and private-use restrictions.

- Governance and decision-making boundaries.

- Proposed transfer, withdrawal and exit processes.

- The risks and uncertainties of joining before the final property has been acquired and developed.

The information package is intended to support informed discussion.

It does not replace independent legal, tax, financial, construction or other professional advice.

Important Understandings

Before continuing, your household should understand that:

- The final property has not yet been acquired.
- The roads, utilities, market, private homesteads, regenerative systems, guest facilities and wider destination still need to be created.
- The $95,000 commitment does not include the construction or financing of your private dwelling.
- Household-specific utility connections, finished private driveways and other private improvements are not included unless expressly stated in writing.
- The intended 5% stock equity position remains subject to final legal, tax and shareholder agreements.
- Dividends, appreciation, income and financial returns are not guaranteed.
- Founding Homesteads are intended as private residences and bases for compatible household enterprises.
- Independent short-term-rental businesses will not be permitted from the private founding parcels.
- Guest accommodations will remain part of the coordinated PermOasis hospitality operation.
- Construction, changing conditions, delays and uncertainty will be part of the founding stage.

If any of these points are unclear, pause before applying and ask the questions your household needs answered.

What This Application Helps Us Understand

There are no perfect applicants.

PermOasis Retreat is not searching for identical families or five people who can perform every skill.

It is assembling a balanced founding ecosystem where different strengths complement one another.

This application asks about:

- Your reasons for considering PermOasis Retreat.
- Your preferred timeline.
- Your financial and practical readiness.
- Your dwelling plans.
- Your skills, experience and interests.
- Your work or business needs.
- Your relationship with privacy and community.
- The contributions you may be able to make.

- Your concerns, boundaries and unanswered questions.
- How your household responds to uncertainty and disagreement.

A polished answer is less valuable than a real one.

What Happens Next?

1. Complete the Formal Application

Share your household’s circumstances, motivations, readiness, concerns and vision.

Every adult who expects to live on the homestead should participate honestly in the decision.

2. Submit the Founding Review Deposit

A $250 CAD Founding Review Deposit is required to begin formal review.

Once formal review begins, the deposit is non-refundable because it is used during the assessment process, whether the household is ultimately accepted or declined.

The deposit does not reserve a homestead, guarantee acceptance, create a property or shareholder interest, or place one household ahead of another.

3. Application Review

The application will be reviewed for alignment, readiness, expectations, household needs, contribution potential, concerns and compatibility with the wider founding group.

Follow-up questions may be sent before a conversation is scheduled.

4. Founder Conversations

Applicants who appear potentially aligned may be invited into one or more Founder Conversations.

These are not job interviews.

They are practical discussions about finances, land, dwelling plans, development realities, private and shared life, risks, boundaries and the questions both sides still need answered.

5. Conditional Selection and Due Diligence

A potential founding position may be offered only when both the household and PermOasis Retreat believe there is a strong basis to continue.

Selection remains conditional on the final property, due diligence, legal structure, approvals, financial readiness, disclosures and final written agreements.

Households moving forward may receive property-specific information, surveys, reports, budgets, draft agreements and other due-diligence materials as they become available.

6. Independent Professional Review

Before entering the binding transaction, each household should obtain independent legal, tax, financial and other professional advice appropriate to its circumstances.

PermOasis Retreat’s lawyer will represent the company and the transaction, not the personal interests of an individual founding household.

7. Lawyer-Directed Funding and Closing

The $95,000 Founding Homestead Commitment is never paid through this form or website.

If your household is accepted and chooses to proceed, the full $250 Founding Review Deposit is credited toward the total commitment.

The remaining amount is $94,750.

That balance will be handled through the transaction lawyer under the final agreements, trust conditions and closing instructions.

The $94,750 is intended to remain protected until the agreed closing conditions are satisfied and to be returned if the founding transaction does not successfully close, subject to the final written trust terms.

About the Founding Review Deposit

The $250 Founding Review Deposit supports the work required to assess the household and determine whether continuing makes sense.

This may include:

- Reviewing the application.
- Preparing follow-up questions.
- Conducting Founder Conversations.
- Answering detailed applicant questions.
- Evaluating readiness, expectations and potential alignment.
- Considering the composition of the complete Founding Five group.
- Coordinating the next stages of review and documentation.

The deposit does not purchase acceptance, priority, favourable treatment, land, shares or a reservation.

If the household is accepted and proceeds, the full deposit is credited toward the $95,000 commitment.

The $250 review deposit and the remaining $94,750 transaction funding serve different purposes.

The review deposit is used during household assessment.

The remaining transaction funds are handled separately through the lawyer-directed closing process.
