Many home owners in Westgate are concerned about recent planning bylaw changes that will completely and permanently change the character of our neighbourhood. These changes not only provide for significant densification of housing within our neighbourhood but also the type and height of housing, along with other characteristics such as set backs, lot coverage and tree canopy. Although public hearings about the repeal of the 2024 Calgary Citywide Rezoning (blanket rezoning) are underway, there is no guarantee that the next city council will not reinstate these changes in a few years.
One tool home owners have to prevent these changes and to control how their neighbourhood develops is a Restrictive Covenant (RC). A RC is a private contract between property owners. RCs are a way for neighbours to preserve the distinct residential character of their area and restrict the type of development on their local streets. RCs are not new, several neighbourhoods in Calgary have established RCs and more communities are currently expanding their adoption.
