Berlin Real Estate Survey

Looking for a flat in Berlin? 🐻🏠 We’re Temple Future Owners, and we’re on a mission to make home ownership in Berlin more accessible. We’re conducting market research to help shape a new rental model, with the option to buy later. Quick poll – tell us what you think!

What do we do? Temple buys apartment buildings, renovates them, and lets residents “test-drive” their flats for up to a year before deciding to buy.

How does it work? You pay market rent plus a fully refundable deposit (think of it as a reservation fee). If you buy, the deposit goes toward your down payment. If you don’t, you get it back with interest.

Fair price check: An independent valuer sets the home’s price once a year, so no one over-pays.

💡 Deposit Plan: Optional Small-Equity Add-On

Instead of (or in addition to) the standard refundable deposit, you can choose to drip-buy small shares of your flat, like 0.5% per month.

Here’s how it works:

- Every percent you own reduces your rent by the same percentage. - If you decide not to buy the flat, we’ll repurchase your shares at the original price, so your

money is returned.

It’s a flexible way to start building ownership gradually, without committing upfront.
