2. Definitions
“Vendor Setup Fee”
means the non-refundable $59 fee paid by the Vendor to initiate the preparation and administration of the Report.
“Refundable Bond”
means the $100 bond paid by the Vendor at the time of ordering the Report, which may be refunded in accordance with this Agreement.
“Buyer Review Fee”
means the $49 fee paid by a buyer to access and review the Report.
“Successful Buyer Payment”
means the $250 balance payable by the buyer who enters into a Contract for Sale for the Property, bringing the total report fee to $299 (inclusive of GST).
“Report”
means the strata inspection report prepared by Reliable Strata Inspections for the Property.
“Property”
means the lot or strata unit identified in the order form.
3. Inspection Fees and Additional Costs
The Vendor acknowledges and agrees that:
a) The report cost includes a standard inspection fee of $60, which is based on a remote-access (off-site) inspection of the strata records.
b) Any additional costs incurred in obtaining strata records or completing the inspection, including but not limited to strata managing agent charges, third-party access fees, priority access fees, or document retrieval costs, will be charged to the client.
c) Where a physical on-site inspection of strata records is required or requested, an additional on-site inspection fee may apply and will be payable in addition to the standard inspection fee.
d) The Vendor must ensure that the payment method used for the initial order remains valid until all amounts payable under this Agreement have been settled.
4. Use of the Report
The Vendor agrees that:
a) The Report must only be distributed through the official Reliable Strata Inspections purchase link or email system.
b) The Report must not be directly shared, copied, or distributed to buyers without payment through the official RSI platform.
c) Each buyer must obtain the Report through the official purchase process in order to ensure proper licensing and insurance coverage of the Report.
5. Limitations
The Vendor acknowledges that:
a) The Report is based solely on the strata records made available at the time of inspection.
b) Reliable Strata Inspections does not guarantee the completeness or accuracy of the records provided by the strata managing agent or owners corporation.
c) The Report is provided for informational purposes only and does not constitute legal, financial, or building advice.
6. Refund of Bond
The Vendor’s $100 Refundable Bond will be refunded once:
• Proof of sale of the Property has been provided; and
• The Successful Buyer Payment ($250) has been received.
• The $59 Vendor Setup Fee is non-refundable.
7. Vendor Liability if Report Is Not Purchased
If the Report is not purchased by a buyer within three (3) months from the inspection date, Reliable Strata Inspections reserves the right to invoice the Vendor for the remaining balance of the report fee, less any Buyer Review Fees already received.
The Vendor authorises Reliable Strata Inspections to charge this outstanding balance to the credit card provided at the time of ordering.
8. Authority to Prepare Letter of Authority
The Vendor authorises Reliable Strata Inspections (“RSI”) to prepare, complete, and submit a Letter of Authority (LOA) on the Vendor’s behalf for the purpose of requesting access to strata records and conducting a strata records inspection for the Property.
9. Acceptance of Terms
By placing an order under the Risk-Free Vendor Plan, the Vendor confirms that they:
• Have read and understood this Agreement
• Agree to the terms outlined above
• Authorise Reliable Strata Inspections to conduct the strata records inspection and prepare the Report.
