Service Agreement

Scope of Service
Settly provides personalised relocation services in Spain.
1. Home Search Fee
The fee for the home search service (long-term or temporary) is equivalent to 90% of 1 month's rent, with a minimum of 1.400 EUR for long-term rentals and 1.200 EUR for temporary rentals (7–11 months).
Payment Terms
Payment is split into two instalments:
· 50% upon signing this agreement, paid via Stripe payment link.
· 50% upon signing the rental contract or key handover, whichever occurs first.
The first payment is calculated on your estimated rent budget. The second payment will be adjusted to reflect the actual rent agreed, whether higher or lower than the estimate.
2. How our Service works
Financial profile
Using the documentation you provide, we build the strongest possible profile to present to landlords and stand out from other candidates. Due to high demand, landlords tend to prioritise tenants with demonstrable income in Spain. Our goal is to create the best strategy to reduce that disadvantage.
Search
We curate available properties that match your profile. We only present options where the landlord accepts your profile and payment conditions.
Viewings
We coordinate up to 4 viewings (in person or via real-time video call with photos, videos and a full building and neighbourhood report). Additional viewings beyond 4 incur an extra cost.
Reservation
Once a property has been selected and your profile accepted, we manage the reservation with the agency. You will receive the document by email or WhatsApp to confirm and pay the reservation amount directly to the agency.
Rental Default Insurance
We work with companies that manage rental default insurance if required by the landlord.
Contract Review
We verify that the rental contract complies with current Spanish tenancy law (LAU). We confirm the landlord is the legitimate owner of the property, that you will be able to register (empadronamiento), and that the bank account details for rent payments match the property owner. Any contract modifications are agreed with you beforehand. We walk you through every clause step by step. We never act without your explicit authorisation.
Signing & key handover
We accompany you to the contract signing, unless it is done digitally. Advance rent payments, deposits and guarantees are paid directly by you to the landlord or agency in EUR. We will be at your new home to hand over the keys on the day of your arrival.
3. Additional Services
The following services are available at an additional cost (quote on request):
- Airport transfer to your new home.
- Reception of furniture, kitchenware and appliances at your property.
- Health, home and car insurance.
- WiFi setup and installation management.
- Transfer of utility contracts to your name.
4. Important conditions
Non-completion by client: if the service does not reach completion due to reasons attributable to the client — including withdrawal, dissatisfaction with all properties viewed, change of search criteria, change of arrival date, false or inaccurate profile data, or failure to attend the contract signing — all amounts paid will be retained by Settly. The agreement will be considered terminated with no further obligation from either party.
Advanced payments: dvance rent payments, deposits and guarantees required by landlords are paid directly by the client to the landlord or agency. Settly does not hold, manage or transfer these funds under any circumstances.
Data protection: your personal data is processed in accordance with GDPR and Spanish data protection law (LOPDGDD), used exclusively to provide the contracted services and not shared with third parties without your explicit consent.
Applicable law: this agreement is governed by Spanish law. Any dispute arising from this agreement shall be submitted to the courts of Madrid, Spain.
