I know that any existing fixed-term assured shorthold tenancies converted automatically to assured periodic tenancies on 1st May 2026.

I am not offering or renewing any tenancy with a fixed term or end date.

My tenancy periods are monthly or 28 days. Any that were not have converted automatically.

I have not served, and will not serve, a Section 21 notice on or after 1st May 2026.

If I served a valid Section 21 before 1st May 2026, I know it must be relied on within 6 months of service, or by 31st July 2026, whichever is sooner.

I understand which Section 8 grounds apply to my situation, and which are mandatory versus discretionary.

I know that grounds such as sale or moving in a family member require 4 months notice and cannot be used in the first 12 months of a tenancy.

I only increase rent using a Section 13 notice on the correct prescribed form (Form 4A).

I give at least 2 months written notice before any rent increase takes effect.

I increase rent no more than once every 12 months.

I understand that a tenant can challenge the new rent at the First-tier Tribunal.

I have given, or will give, every named tenant the official Renters' Rights Act Information Sheet by 31st  May 2026, downloaded fresh from GOV.UK each time.

Where I use a letting agent, I have confirmed they are also providing the Information Sheet.

New tenancies from 1st May 2026 include a written statement of the key terms, provided before the tenancy is agreed.

I do not take more than one month's rent in advance for a new tenancy, taken only after the agreement is signed.

My deposit remains within the existing statutory cap for the annual rent (5 or 6 weeks' rent depending on annual rent).

I am not requiring rent in advance as a condition of accepting a tenant.

Every listing states a fixed asking rent.

I do not accept, invite, or encourage offers above the advertised rent.

I do not have a blanket policy against tenants who receive benefits.

I do not have a blanket policy against tenants with children.

My referencing criteria assess individual affordability rather than income source.

I have a process for considering and responding to a tenant's written pet request.

I only refuse a request where I have a genuine, reasonable ground to do so.

I keep a central, dated record of tenancy start dates, notices served, and rent increase dates for each property.

I am watching for guidance on registering with the Private Rented Sector database once it opens in my area.

I am aware that joining the PRS Landlord Ombudsman scheme becomes mandatory from 2028.

I am aware that Awaab's Law style timescales for hazards such as damp and mould are being extended to the private sector, with a date still to be confirmed.
